Water Damage from Backup or Flood - Is It Covered?

The spring season is something everyone looks forward to because of the warmer weather, but with that warmer weather comes melting and rain. This can cause water to flow into places we don't want it to go. When it seeps into your home, is it covered by homeowner's insurance?

Sudden and accidental water from the backup of your drains and/or sewer system could be covered as this occurs when the volume of water overloads your drainage system. If the water rises above your drains, a backflow into your home results. This type of loss can be covered by a water/sewer backup endorsement added to your homeowner’s insurance policy. The coverage, deductible options and price can vary depending on your insurance company.

Definition of "Flood"

Flood is defined as “a general and temporary condition of partial or complete inundation of two or more acres and two or more properties of normally dry land.” Flooding can be caused by:

  • Heavy rains
  • Spring run-off
  • Overflowing of lakes or streams
  • Overflow of a swimming pool
  • Excessive ground water that enters a home via seepage or leaks

Damage to your home due to flooding is NOT covered under a homeowner’s policy.  Flood coverage is provided through the National Flood Insurance Program and can be purchased through your agent. The cost depends on the amount of coverage and the location.

Preventive Measures

There are additional ways to protect your home from loss due to water, such as keeping eaves and gutters clear of debris and installing downspouts that direct the water flow away from the foundation. In addition, make sure any items stored in a basement are 12 inches or more off the floor in plastic containers or on shelves.
